Pocono Mountain Real Estate And The Corona Virus

As I sit here writing this post I'm still having a hard time fathoming the extent of government reach into our everyday lives and livelihood. Noone doubts this virus exists and can be quite dangerous to some people. That having been said, I find a bit insulting that an elected official deems it ok to throw a blanket stay at home order over the state and then he decides who and what is essential and who and what are not. Call me Old Fashioned but I'll always believe a home is an essential part of living. That is my short take and opinion on what is happening here in the state of PA. Nonetheless here we are and what an eye opening narrative we are all living through these days.

 

As for the real estate market here in the Pocono Mountains, we are at a stand still so to speak. Hands are tied quite a bit in the arena of selling homes at the moment. But out of this complex situation has come imagination and creativity from my fellow real estate professionals and their buyer clients. How many of you would have ever even considered making an offer on a house based solely on pictures, data, maps etc...BUT no physical walk through of the home? People with clear objectives and focus simply will not be deterred in obtaining their goals. How are these real estate professionals and their buyer clients using their imagination and creativity to gain an edge on the competition? Well leading up to the virus outbreak our market here was clearly headed the direction of a sellers market with multiple offer situations beginning to become common place again, rise in prices, lack of inventory...in fact the only perc in favor of the buyers was the fact that interest rates were still very low. 

 

Now during the virus shut down in the state of PA we had found ourselves telling interested buyers almost daily that we cannot physically show any homes at this time as per the governor's order. After weeks of doing this we began suggesting to interested buyers that making offers based on pics, location, data, maps etc... can be done all the while protecting them with some creative addendums essentially securing the property NOW and putting them in the drivers seat while avoiding the potential of the multiple offer situations after the stay at home order is lifted and people are back in the market. By reaching an agreement with a seller during the shut down, any other interested buyers would then be on the outside looking in. It's almost like putting a buyer in a right of first refusal position. Although this approach may seem abnormal, I believe we are entering an era of unprecedented change in the real estate business.
